Where the Rivers Meet
Waterford sits where the Hudson and the Mohawk come together, and concrete contractors working here keep both water and history in mind. The village was incorporated in 1794 and is described as the oldest incorporated village in the United States. The surrounding town, formed from Halfmoon in 1816, had 8,208 residents in 2020 and covers about 7.4 square miles, of which roughly 0.85 is water.
An industrial past
Waterford was a manufacturing center during the Industrial Revolution, served by the Champlain Canal, the Erie Canal and three railroad lines. Isaac Newton Eddy started the Franklin Ink Works here in 1831, and Cohoes Falls on the Mohawk powered early industry nearby. The Waterford Flight of canal locks is described as one of the steepest in the world.
That history means the village has many older homes on compact lots, with front steps close to the street and walks that have been patched for generations. In the outer parts of town, newer houses sit on larger lots with conventional driveways and back yards.
Water first
With rivers on two sides, drainage is the starting point for every Waterford job. The Hudson forms the town's eastern line and the Mohawk its southern line, and Peebles Island, home to Peebles Island State Park, sits at the south end of town. Low ground near the water can stay saturated well into spring. That is when frost does the most damage to concrete.
Our approach on these properties:
- Deeper base: more compacted gravel between soil and slab
- Positive slope: every surface pitched to move water away from the house
- Clean edges: soil graded down along slab edges so water does not pond against them
- Sealing: a penetrating sealer after curing to slow water absorption
Village steps and walks
In the village, front Sidewalks & Steps are often the first concrete to need work. Older steps often have uneven risers or have settled away from the door. A rebuild sets a footing below the frost line, lays out even risers from the walk to the threshold, and gives the landing enough depth to open a storm door comfortably. We set railing anchors during the pour when a railing is needed.
Patios with a river-town look
For back yards in the village, Stamped Concrete in brick or cobblestone patterns can suit Waterford's older streets. A muted color with a darker release gives an aged look without the upkeep of real brick, which tends to shift and grow weeds in the joints. Elsewhere in town, a plain broom finish with a tooled border often fits newer homes better. Either way, the patio sits on a compacted base and slopes away from the house. We bring color charts and pattern samples so you can choose with the house in view.
We also recommend a sealer after curing, renewed every few years, especially on any slab that sees standing water in spring.
Driveways, patios and slabs elsewhere in town
Outside the village core, we pour and replace Concrete Driveways, build Concrete Patios and Stamped Concrete patios for back yards, and set Garage & Shed Slabs for outbuildings. Concrete Repair & Replacement covers sunken panels, broken aprons and cracked walks anywhere in Waterford.
We check with the Town or Village of Waterford, depending on where you live, about permit requirements before the work is scheduled.

Waterford Questions
My Waterford yard stays wet in spring. Can I still have a patio?
Yes. We build a deeper compacted base and slope the patio so water runs off and away, which keeps frost from lifting it.
Can you rebuild old village steps to the same look?
We can keep the size and shape in line with the house while correcting uneven risers and adding a proper footing so the new steps stay put.
Do I need a permit for a new driveway in Waterford?
It depends on the work and where you live. We check with the town or village before scheduling and tell you what applies.
