A Lake Town That Keeps Growing
Ballston has been growing quickly, and concrete contractors here split their time between newer homes and older lake properties. The town had 9,776 residents in 2010 and 11,831 in 2020, a 21 percent increase. It covers about 30 square miles, from Ballston Center south of Ballston Spa down to the hamlets of Burnt Hills and Ballston Lake at the southern end.
Around the lake
Ballston Lake is a narrow lake about 3.7 miles long in the southern part of town, and its outlet is Ballston Creek. Burnt Hills sits at the lake's southwestern end on Route 50, and the hamlet of Ballston Lake at its southern end. Homes near the water raise their own concrete questions:
- Groundwater: soil near a lake can stay wet, so the base under any slab needs extra depth and good compaction
- Slopes to the shore: patios and walks often step down toward the water, which means steps and landings rather than one flat slab
- Runoff: we route water off driveways and patios so it soaks into lawn instead of carrying sediment straight to the lake
Newer homes, new projects
With the population up by about 2,000 in ten years, a good share of Ballston's homes are recent. Owners of those homes usually want to build on what the builder left: a stamped patio, a walk to the back yard, a wider driveway, or a slab for a garage or shed. These projects go well when they are planned with the yard's drainage in mind, so we look at grading before anything else.
Driveways on a growing town's roads
Route 50 runs through Burnt Hills and Ballston Center, and many homes sit along busier roads or on newer side streets. A new Concrete Driveway here starts with removing whatever is there, building a compacted gravel base, and setting forms so water runs to the road or lawn. We place reinforcement, pour air-entrained concrete, finish it with a broom texture and cut joints at sensible spacing. The apron at the road gets extra attention because plows hit it every storm.
Garage and shed slabs
Ballston still has room for outbuildings, and Garage & Shed Slabs are a common need. We size each slab to its load, thicken edges where walls bear if the building calls for it, and set anchor bolts where the builder needs them. A slab poured slightly above grade with the ground sloping away keeps water out of the building.
Patios that step down
On a lot that falls toward the lake or a creek, one big flat patio usually means a tall edge propped on fill, which tends to settle. A better plan is two levels with a short run of steps between them, each slab on firm ground and a compacted base. The steps get even risers and a broom finish, and each level is pitched so water leaves it toward lawn or planting rather than over the next step down.
Permits and quotes
We also handle Concrete Patios, Stamped Concrete, Sidewalks & Steps and Concrete Repair & Replacement throughout Ballston, from Ballston Center south of Ballston Spa down to Burnt Hills and Ballston Lake. The town was formed in 1785, so older farmhouses and lake cottages sit alongside the newer subdivisions, and each gets a plan that fits its age and its ground. Every quote lists removal, base work, concrete, finish and sealing on separate lines. Before scheduling, we check with the Town of Ballston on any permit the work requires.

Ballston Questions
Can you build a patio that steps down toward Ballston Lake?
Yes. On a slope we usually build a series of level areas joined by steps, each on a compacted base, rather than one slab on fill.
My Burnt Hills home is new. Can you add a stamped patio off the back?
Yes. We plan it around the yard's existing drainage, tie it to the house with an isolation joint and choose a pattern and color with you before the pour.
How do you keep runoff from a new driveway out of the lake?
We pitch the driveway so water leaves it onto lawn or planted areas where it can soak in, rather than running straight downhill toward the shore.
