Rotterdam's Postwar Driveways Are Due
In Rotterdam, the driveway is usually the first concrete that needs a contractor's attention. The town grew fast in the years after World War II, from 19,762 residents in 1950 to 27,493 in 1960 and a peak of 31,067 in 1970. A large share of the town's houses and the slabs around them went in during those two decades, and many of those driveways are now on their second or third round of patching.
Colonial Manor and its neighbors
Colonial Manor is one of the larger examples. It is a middle-class suburban development of about half a square mile, built in the 1950s by Charles Juracka. Cold Brook grew on the former Campbell family estate, and Rotterdam itself spreads west from the Schenectady city line. A typical lot from that era has a single or one-and-a-half car driveway, a short front walk, two or three steps to the door and a detached or attached garage.
Common problems on concrete that age:
- Driveway slabs that have sunk next to the garage, creating a lip at the door
- Asphalt or concrete patches layered over the original surface
- Steps with loose or broken treads and rusted railing posts
- Garage floors that slope the wrong way, so meltwater pools inside
Replacing a 1950s driveway
A Colonial Manor-era driveway was often poured thin, straight onto whatever soil the builder graded, and it has spent more than sixty winters settling. Replacing it means breaking out the whole slab, removing soft or mixed fill, and building a compacted stone base before any concrete arrives. Forms are set so water runs to the street or lawn, reinforcement goes in, and control joints are cut so cracks follow straight lines. The mix is air entrained, because a Capital Region winter will test it.
If the garage floor has dropped as well, replacing both together lets the two surfaces meet flush with no lip at the door.
Higher ground and river hamlets
Rotterdam's listed elevation is 512 feet, noticeably higher than Schenectady, and the town covers about 36 square miles. It runs from built-up streets near the city out to hamlets like Rotterdam Junction, Lower Rotterdam Junction and Pattersonville along the Mohawk River, which defines the town's northeast line. The New York State Thruway passes through as well.
That range matters for concrete. Hillside lots need driveways graded so they do not shed water onto the garage or sheet ice down to the road. Lots near the river and on low ground need deeper base and careful drainage. Out-of-the-way properties with more land are where we pour larger Garage & Shed Slabs for workshops and storage buildings.
Aprons on town roads
Where a Rotterdam driveway meets the road, the apron takes the plow blade every storm and the weight of every car turning in. A replacement apron is usually thicker than the rest of the slab and finished to meet the road edge cleanly so plows ride over it instead of catching it. Some owners also add a Stamped Concrete border or rebuild front Sidewalks & Steps at the same visit. We check what the Town of Rotterdam requires for your project before the work is scheduled, including any rules for the apron.

Rotterdam Questions
There's a lip where my driveway meets the garage. Can that be fixed without a full replacement?
Sometimes the sunken section next to the garage can be removed and repoured on its own. If the rest of the driveway has also settled, a full replacement gives a cleaner, longer-lasting result. We measure it and show you both options.
Can you pour a slab for a detached workshop on a larger Rotterdam lot?
Yes. We size the slab and thickness for what will sit on it, add a compacted base and reinforcement, and grade the area so water runs away from the building.
Should I pull up old asphalt patches before a new concrete driveway?
Yes. Everything comes out, including the old patches and any soft fill underneath, so the new slab sits on a clean, compacted base.
