Building on Newer Homes

Halfmoon is one of the fastest-growing towns we serve, and much of what concrete contractors do here is adding to a newer home rather than tearing out an old one. The population rose from 21,535 in 2010 to 25,662 in 2020, a 19.2 percent gain in a decade. Back in 1970 the town had just 9,287 residents. Most houses in Halfmoon are therefore fairly young, and owners are ready to finish the outdoor spaces the builder left bare.

The usual wish list

Typical projects on newer Halfmoon homes:

  • A real patio in place of the small builder slab or the patch of lawn by the back door
  • Stamped Concrete that looks like stone, without the cost of real stone
  • A walk from the driveway to the back yard gate
  • Extra driveway width for a third car, a boat or a trailer
  • A slab for a shed, gazebo or hot tub

None of those require replacing anything that already works. They just need to be tied into existing concrete correctly.

New concrete next to young concrete

Even on a five-year-old house, adding concrete takes care. We drill and dowel into an existing slab when the two need to stay level with each other, or use an isolation joint when they should move separately, such as where a patio meets the house foundation. We match the finish where we can and explain that new concrete will look lighter for a while as it cures and weathers.

We also check how the builder graded the yard. Many newer lots are shaped to send water in a specific direction, and a new patio should not block that path or turn it toward the house.

Between two rivers

Halfmoon is bounded by water on two sides. The Mohawk River forms its southern town line and the Hudson River its eastern one, with the Anthony Kill on the north. The Erie Canal was built along the southern part of town. Hamlets include Crescent, where Route 9 crosses the Mohawk, and Halfmoon Beach, a riverbank hamlet now almost entirely covered by a development called Park Place on the Peninsula. Lots near the rivers can be lower and wetter, so we pay close attention to base depth and drainage there.

Hot tub and shed pads

A hot tub full of water is heavy, and it sits in one spot all year. A shed full of equipment is similar. For pads like these we check the manufacturer's requirements, size the thickness and reinforcement to match, and build on a compacted base so the slab stays flat. A level, solid pad protects the equipment on top of it.

Front walks and steps on newer homes

Builder walks are often narrow and steps short on landing space. When a Halfmoon owner wants a better front entry, we can widen the walk to give two people room side by side, add a deeper landing at the door, and give the steps even, comfortable risers. A stamped border or a colored band along the edges can make the entry match a new stamped patio in back. Because it is new work next to young concrete, we tie it in with proper joints so nothing cracks where old meets new.

Older Halfmoon homes

Not all of Halfmoon is new. In 1970 the town had fewer than 10,000 people, and homes from before the growth years have original driveways and walks that are now decades old. For those, Concrete Driveways, Sidewalks & Steps and Concrete Repair & Replacement look the same as anywhere older: remove, rebuild the base, pour air-entrained concrete. We check with the Town of Halfmoon on any permit your project needs before the pour.

Halfmoon Questions

Can you build a hot tub pad in my Halfmoon back yard?

Yes. We check the tub maker's requirements, then size the slab thickness, reinforcement and base to keep it level under the full weight.

Will a new patio look different from my existing driveway?

New concrete is lighter at first and blends somewhat as it weathers. A stamped or colored patio avoids the mismatch by being a deliberate contrast.

Can a patio go where the builder graded the yard to drain?

Usually, but we design around the existing drainage so water still has a path that leads away from the house.
